Upload the signed lease, bond receipt, condition report and safety certificates. They're filed in your Property documents, ready for the annual audit.
A full inspection, done on a phone
- Choose who walks it. Do it yourself, or send your tenant a link by SMS or email.
- Tenant agrees first. The tenant confirms the review terms. It doesn't change their tenancy agreement or rights.

Common questions
Can I manage my SMSF's property without a real estate agent?
Yes. As trustee you can lease the fund's property yourself. Licensing rules apply to agents acting for other people. The Rental Manager gives you the official forms and a checklist for your state so nothing is missed.
Does My SMSF manage the tenancy for me?
No. You remain the landlord as trustee and deal with the tenant directly. My SMSF provides the tools and records. We don't collect rent, hold bonds, or hire or pay tradespeople for you.
What if my SMSF owns more than one property?
Each property has its own Rental Manager, at $337 per property per financial year. With Gold care, the Rental Manager is free for every property your fund owns.
Can my tenant do the annual review?
Yes. Send them a link by SMS or email. They confirm the review terms, walk the property with their phone camera and rate each fitting. You see the photos and the report when they submit it.
Does it help at tax time and audit?
Yes. Your rental statement shows income and expenses by month. Your signed lease, bond receipt and review report are filed in your Property documents, which is what your auditor asks for each year.
Is this legal or financial advice?
