SMSF property questions

Can my SMSF still buy a residential property?

Yes, with cash. What changed is borrowing: a new LRBA can’t be used to buy residential property from 10 August 2026.

How much do I need in super to buy property?

For a cash purchase, enough to cover the price, stamp duty and costs, while leaving a buffer for expenses. For commercial property with a loan, lenders commonly lend 60–70% of the value and want to see liquidity left in the fund. Try the SMSF borrowing calculator.

Can I or my family live in or rent the property?

Not residential property. It must meet the sole purpose test and it can’t be lived in or rented by members or related parties. Business real property can be leased to a related business at market rent.

How much stamp duty will my SMSF pay?

SMSFs pay the general rate in each state, with no first home concessions. SA charges no duty on most commercial property and the ACT charges none on commercial property up to $2.1 million. See stamp duty by state.

Can my SMSF buy my business premises?

Yes. Business real property can be bought from, or transferred in by, a member at market value, then leased back on commercial terms.
